DELIVERY & TIMING

How fast do you actually deliver?

Twenty-four hours from the end of the shoot. If we shoot Tuesday at 2 PM, you have files by Wednesday at 2 PM. It's a guarantee - if we miss the window, your next shoot is free.

Do you shoot on weekends?

Sundays yes. Saturdays are our Shabbat observance day - we do not shoot Saturdays. Book Sunday or a weekday slot for weekend availability.

How much notice do you need for a shoot?

48 hours is comfortable. Same-day shoots are sometimes possible for existing clients if a slot opens up - text us and ask.

What's rush 12-hour delivery?

If you book before 3 PM, we can deliver by 8 AM the next morning for an added fee. Useful for evening list events, weekend open houses, and time-sensitive relaunches.

PRICING & PACKAGES

What's included in the standard package?

You can book photography, Matterport, and CubiCasa floor plans individually or together in one appointment. See the pricing page for the current tiers by service.

Do you have a per-shoot minimum?

No. The smallest we shoot is a studio apartment. Current starting prices are $150 for photography, $200 for Matterport, and $100 for a CubiCasa floor plan.

Do you offer volume pricing for high-volume agents?

Yes. If you book more than 4 shoots per month consistently, ask about our priority booking program with volume rates. Also see the Prime Circle referral program.

What forms of payment do you accept?

After we approve the request and confirm final pricing, a 50% deposit is required to reserve the appointment. The balance is invoiced at delivery and is payable within 7 days by card, ACH, or Zelle.

THE SHOOT ITSELF

How long does a shoot take on-site?

About 90 minutes for a full bundle on a residential property up to 3,000 sq ft. Photos alone: ~45 minutes. Matterport alone: ~45 minutes.

Do I need to be there?

No. If you can arrange access - lockbox, doorman, seller present, tenant present - we handle the rest.

How should the property be prepped?

The most important prep: everything turned on (lights, TV off, blinds open to a consistent level), all beds made, counters clear, personal items and pet food put away. We send a full checklist with your confirmation email.

What if the property isn't fully ready when we arrive?

We shoot what's ready. If more than 30 minutes of on-site staging is needed, we may need to reschedule. Communicate early - we work with you.

LOGISTICS & POLICIES

What areas do you cover?

All five NYC boroughs, Long Island, and Jersey City within about 30 miles of NYC. Beyond that, we can still shoot for a travel fee - ask when you book.

What's your cancellation policy?

Cancel or reschedule for free up to 24 hours before the shoot. Within 24 hours, we retain the deposit. Weather-related reschedules are always free.

Do you keep the files after delivery?

We keep your files for 90 days after delivery for re-download. After that, they may be archived. If you need something re-sent later, ask.

Are you insured?

Yes. General liability insurance with certificate available on request for buildings that require it.

PHOTOGRAPHY

How many photos are included in a standard shoot?

Twenty-five delivered images. If the property is larger than 3,000 sq ft, we typically deliver 30-40 without additional cost. We shoot generously - you get what the listing needs, not a fixed count.

How do I get the photos?

You receive an email with a link to a private download dashboard within 24 hours of the shoot. You can download all files as a ZIP, share the folder with your team, and download individual photos formatted for MLS or for print.

What if the weather is bad?

We shoot in any weather. For exterior photography, we shoot windows separately in overcast conditions and composite skies in post-production if needed. We do not reschedule shoots because of weather.

Can I request specific shots or angles?

Yes. Send a shot list before the shoot. Standard coverage includes every room, key angles from each, exterior fronts, and any notable features (fireplaces, staircases, views).

Do you shoot rentals as well as sales listings?

Yes. Same pricing structure, same delivery timeline. Rentals often benefit from a shorter package - ask about a 15-photo rental package priced accordingly.

MATTERPORT 3D TOURS

How long does a Matterport shoot take?

For a residential property up to 3,000 sq ft, the Matterport scan itself takes about 45 minutes. Combined with photography, expect ~90 minutes on-site total.

What if I want the tour hosted on my own Matterport account?

We can transfer ownership to your account on request. There's no extra charge - just include the request in your booking notes.

Do I need Matterport hardware or software to use the tour?

No. The tour is a link you share. It works in every browser on every device.

Can we scan just part of the property?

Yes. Partial scans are priced by square footage of the scanned area. Ask for a custom quote.

What happens to the tour if the listing sells?

The tour stays live for 12 months from the shoot date, regardless of listing status. Extended hosting is available at $19/month.

FLOOR PLANS

What is CubiCasa?

CubiCasa is a floor plan drafting service used by professional real estate photographers. We scan the property at the shoot, submit the data, and receive a to-scale professional floor plan back overnight. You get the finished PDF delivered with your photos.

Do floor plans include room measurements?

Yes. Every room is measured to the nearest inch. Total square footage is calculated from the scan data.

Can I get a floor plan for a property I already shot elsewhere?

Yes. Floor-plan-only bookings are available at the standalone rate. Ask for a floor-plan-only shoot when you book.

VIRTUAL STAGING

How realistic does virtual staging look?

Professionally done, virtual staging is nearly indistinguishable from physical staging in listing photos. The key is scale accuracy and lighting consistency - both of which we handle.

Do I have to disclose virtual staging?

Yes. Real estate ethics rules in most states require you to disclose virtually staged photos. We add a small VIRTUALLY STAGED caption to each staged image by default. You can request this be removed if your local rules allow.

Can I mix staged and unstaged photos in my listing?

Yes. Common approach: stage the primary living space and one bedroom to show potential; leave the rest as-is to show what the buyer is actually getting.
